RECEIVERSHIP

Receivership provides a court-supervised structure for protecting, managing, and preserving commercial real estate assets during periods of financial distress, ownership disputes, litigation, or other circumstances requiring independent oversight.

As a court-appointed receiver, Suburban Receiver serves as a neutral third party responsible for preserving the asset, maintaining day-to-day operations, collecting rents, overseeing tenants and vendors, addressing deferred maintenance, managing property expenses, and providing clear financial reporting to the court and other parties of interest.

Our role is to bring stability, transparency, and accountability to properties in transition while protecting their value and addressing operational and financial challenges.

By combining hands-on property management with extensive commercial real estate experience, we work to maintain occupancy, preserve income, improve property performance, and position the asset for a successful resolution in accordance with the court's directives.

ASSET STABILIZATION / REO

Asset stabilization and REO services are focused on restoring control, protecting value, and improving the performance of distressed or lender-owned commercial properties.

Suburban Receiver works quickly to assess the condition of the asset, address immediate operational concerns, secure the property, manage vendors, oversee repairs and maintenance, stabilize tenant relationships, and implement practical strategies to preserve income and reduce unnecessary expenses.

For REO properties, our team can also assist with property management, leasing coordination, financial oversight, and preparation for eventual sale or disposition.

The goal is to create a more stable, marketable asset while providing ownership and stakeholders with clear communication, reliable reporting, and a defined path forward.

REO MANAGEMENT

REO management is focused on protecting and maintaining lender-owned commercial real estate after foreclosure or deed-in-lieu proceedings are complete.

Suburban Receiver provides hands-on oversight of the property, including tenant communication, rent collection, vendor coordination, maintenance, budgeting, expense management, and financial reporting.

We also work to identify operational issues, address deferred maintenance, preserve occupancy, and improve the property’s overall condition and marketability.

Our goal is to give lenders and ownership groups clear visibility into the asset while maintaining stability and positioning the property for leasing, sale, or other disposition strategies.

ASSET SALE

Asset sale services are designed to help lenders, special servicers, and ownership groups evaluate and execute the disposition of distressed, underperforming, or lender-owned commercial real estate properties.

Suburban Receiver assists with property evaluations, market positioning, valuation considerations, buyer outreach, due diligence coordination, and transaction support to help facilitate an efficient and successful sale.

Our focus is on creating a clear, organized disposition process that protects property value, reduces uncertainty, and maximizes market opportunities.

By combining commercial real estate expertise with hands-on asset management experience, we work to position properties for sale, attract qualified buyers, and help stakeholders achieve a timely and effective resolution.
